My landlord raised our rent 22% yesterday because a 7% rent increase cap was signed into law today

1) your landlord can raise rent in the middle of a lease contract?
2) just because the law is signed doesn't mean it's effective immediately (at least where I live). usually laws are signed during the legislature session (jan, feb, mar) and go into effect in July.

I have to think there should be a way for you to not get that steep of rent increase unless they can raise rent in the middle of a lease term or your lease will be renewed before the law goes into effect.

the stupid thing here is that there is bill that you can't tow a vehicle from an apartment complex parking lot without a warning (i.e. can't do it in the middle of the night or without warning when the vehicle is violating the terms of your lease). I don't know how I'm going to keep idiots from parking in my paid parking spot. I love having them towed in the middle of the night when they can't follow the parking laws of the complex.

We've lived in the rental for 6 years, and after the 2nd year it went month to month. Technically the rent is raised in 90 days, but I think because she notified us before the bill was signed there's not a lot we can do.
The bill was signed with an emergency clause, meaning it went into effect immediately.
Edit: It sucks, but it's not going to break the bank completely. I think it will push us to buy our own place, though.

The downside to my suburb is it's ridculously expensive. The upside is most apartments have garages and mine has garage+2 spaces (one long space basically).
